10 Craiglee Dr – 3 bedroom detached home in Birch Cliff Heights **SOLD**

I sometimes say that finding an ‘up-and-coming’ neighbourhood in Toronto is hard, because most neighbourhoods have already arrived. However, I think that Birch Cliff Heights (in the north-east corner of Birch Cliff) qualifies. It’s a quiet area dotted with parks, close to the Scarborough GO Station for a quick commute downtown, and close enough to both Cliffside for shopping/eating or the Beach for a fun – and it remains quite affordable.

Case in point is my new listing at 10 Craiglee Dr. It’s a three bedroom detached house with a detached garage, and has been extensively improved by the current owners. The kitchen and bathroom were both professionally renovated and the basement was totally re-done to add a fantastic extra bedroom and bathroom, all within the last year. The house also has new lighting, flooring and A/C (2012); and the basement was waterproofed in 2011. Exterior improvements include the parging and cladding (2014), roof (2013) and a French drain along the west side of the front yard.) The house looks great – the exterior was painted in 2013 – and actually is in great shape, as shown in a recent pre-listing home inspection.

It’s a short walk to the local public school, Birch Cliff Heights PS (K-8), which is set beside Highview Park. The park features a baseball diamond, a soccer pitch and water features. The local high school is Birchmount Park CI. Other local parks include Woodrow Park, Raleigh Parkette, Sandown Park and Natal Park, making this a great area for families.

All in all, at $559,900 this is great value in a neighbourhood that has been largely overlooked in favour of the better-known areas around it. With the local housing stock beginning to undergo the transformation (additions, rebuilds, etc.) seen in so many other parts of Toronto, we can expect to see a significant boost in local values in the coming years.
