4 Brookridge Dr. **SOLD!!**

June 26th, 2018 Posted by SOLD!! No Comment yet

Midland Park is a gorgeous neighbourhood of mid-century modern homes built in the late 50s-early 60s. Many existing trees were left intact, and the housing was designed and built to fit the landscape. Today, it’s a quiet, leafy community of wide, winding streets, tall trees and classy homes whose design style has stood the test of time.

Number four Brookridge Dr, just off Midland Ave, sits on the western edge of the development. It’s on a huge lot (50ft by 150ft) that allows for a nice setback from the street, a large private drive, and a fabulous backyard. The interior features three bedrooms, a separate dining room, and a large living/family room at the back of the house that opens onto the deck, patio and yard. There’s hardwood throughout the main floor, a bright skylight in the main hallway, and a side door off the kitchen. Overall, the design and layout are interesting and functional.

The basement is divided into two main rooms: a huge rec room – great for kids or entertaining – and an office/study that has a separate entrance. There are loads of options there!

The local schools are Donwood Park P.S. (St Victor Catholic), David & Mary Thomson C.I. and Bendale Business and Tech Institute (Jean Vanier Catholic). There’s plenty of amenities nearby – shopping, banks, restaurants, etc., and the bus stop is right around the corner. In addition to the school grounds, there’s the West Highland Creek on the eastern side of the development, and Thomson Memorial Park (home of the Scarborough Museum) just on the other side of Brimley, so there’s no shortage of outdoor activity options.

This home has been in the same family for over 50 years. It has been lovingly maintained, and is in move-in condition. If you would like to see this great little house please contact me to book a private viewing.

It took a while (summer is usually a slow time of year), but this great little house is now sold. If you are looking in the area, please drop me a line!

We have just done a significant price reduction on this fantastic property! It’s truly a unique house -loaded with recent renovations (kitchen, bathroom, home theater), landscaping and a new pool, this house accommodates all aspects of life: family, entertaining and relaxing!

The home features four bedrooms, three bathrooms, a fireplace and hardwood throughout. There’s also a separate front entrance with a foyer, closet and office – great for receiving business guests. The lot is approximately 90 feet by 100 feet – an unusually broad frontage that allows for a large driveway, an attached garage, and a wide backyard.

The house sits just around the corner from Rosetta McClain Gardens and Scarborough Heights Park, so there’s no shortage of local green space. The local elementary school is Birch Cliff PS (JK-8); high school is Birchmount Park CI – and they are both just a couple of blocks away. This great location offers a blend of suburban space and quick access to the core: two local buses make a short trip to the subway line, or you can drive straight downtown via Kingston Rd/Eastern Ave.

The property also features a private drive and detached garage, which together accommodate 4 or 5 cars.

Kitchener Park is just at the top of the block. Toronto Community Housing Corp Prepares to List 68 Houses For Sale

October 18th, 2012 Posted by Hot Listings, Housing, In the media, Toronto Community Housing Corporation No Comment yet

Following the sale in 2011 of five vacant houses in the east end, (listed by yours truly), Toronto Community Housing Corporation listed five more on Crawford St in the west end in 2012. Those ‘baby steps’ have now been followed by a big step.

TCHC recently announced that they were preparing to sell 68 vacant houses from their portfolio of 650+ stand-alone houses. They posted an RFP (Request for Proposal) on their web site, asking for qualified Realtors to prepare bids. The bidding window closed on October 2012, so one would expect that those houses will be coming on the market in the not-too-distant future. Money from the sales will be spent on repairs to occupied properties, and will go a long way towards improving conditions. (TCHC faces an estimated $751,000,000 capital repair backlog.) This is great news for residents.

This is also great news for the Toronto real estate market. Although 68 houses may not sound like much in a market with about 20,000 active listings, many of the houses are in the east end (Leslieville/Riverside especially, with a few others in Riverdale, East York and Scarborough), so it could make at least a bit of difference here. As I wrote recently, house buyers are struggling with a shortage of ‘for sales’, so even a small surge in the number of available listings could help take some pressure off buyers.

Also, many of these houses, being vacant and in rough shape, represent a bit of a blot on the local landscape. Presumably, the new owners will put some time and money into improving the houses, which will benefit the block – perhaps the whole street – on which it is located. This is great news for homeowners around those properties.

Stay tuned for more info. I’ll post/re-post news as it becomes available. In the meantime, here’s the list* of houses that have been approved for sale:
